DFW Climate and Paver Longevity
Dallas-Fort Worth's combination of intense summer heat, UV exposure, clay soil movement, and periodic freeze-thaw cycles creates a demanding environment for paved surfaces. Unsealed pavers in DFW develop color fading, efflorescence (white mineral migration), weed growth in joints, and oil staining within 1–2 years of installation.
A properly applied UV-stable solvent-based sealer in DFW typically lasts 3–5 years on driveways and pool decks. Patios with lower traffic and more shade can last toward the longer end of that range. Improper application — sealing over a dirty surface or using a water-based sealer not rated for Texas UV levels — can result in sealer failure within 12–18 months.
Surface Prep Is Everything
The most important factor in paver sealing longevity is surface preparation. Blues Home Services hot-water pressure washes all paver surfaces before sealing — removing all contaminants that would prevent proper sealer adhesion. We sand joints where needed and allow surfaces to dry completely before applying sealer.
We recommend solvent-based sealers with UV inhibitors for all DFW applications. Water-based sealers may be appropriate for some interior applications, but DFW's UV intensity degrades them significantly faster than solvent-based alternatives.
