Why High Pressure Damages Stucco
Stucco is a cementitious finish coat applied over wire mesh, building paper, and underlying sheathing. Unlike brick or concrete, which are monolithic and thick, stucco finish coats are typically 3/8 to 3/4 inch thick — a thin, somewhat brittle layer that is not designed to resist the mechanical force of direct high-pressure water application. Pressure washers in the 2,000 to 4,000 PSI range used for concrete cleaning will crack stucco finish coats, erode the sand-textured surface, and most critically, force water past the finish coat into the stucco body.
Water forced behind the stucco finish coat does not dry quickly in North Texas's humid climate. Trapped moisture promotes mold growth between the stucco layers, reaches the building paper and wire mesh causing rust staining visible at the surface, and eventually reaches the underlying wood framing and sheathing, causing rot and structural damage. Stucco remediation — removing and replacing damaged sections — is expensive, disruptive, and entirely preventable by using soft washing rather than pressure washing from the start.
How Soft Washing Cleans Stucco Effectively
Soft washing treats stucco biological growth — the algae, mold, and mildew that create dark staining on exterior stucco — with chemistry rather than mechanical force. Biodegradable algaecide and surfactant solutions are applied at below 200 PSI through fan nozzles that cover the stucco surface with the cleaning solution without creating any mechanical water force. The chemistry penetrates the porous stucco surface, kills organisms living in and on the stucco, and the very gentle rinse carries the dead organisms and loosened soiling away.
For Frisco stucco homes with significant biological growth on exterior surfaces — common on north-facing and shaded elevations — soft washing delivers excellent cleaning results. The biological discoloration is gone after treatment, and the stucco surface looks significantly cleaner without any of the damage that pressure washing would cause.
