Spring (March–May): Pre-Season Prep
March–May is the most important maintenance window of the year. This is the last opportunity to address deferred maintenance before summer heat, UV, and monsoon season create conditions that accelerate every existing issue.
Priority spring tasks: gutter cleaning and downspout testing (complete by mid-June), window cleaning to address winter mineral accumulation, roof inspection for early biological growth, paver and driveway sealing if the water-bead test indicates failure, and stucco inspection with crack caulking at corners and window frames.
Summer (June–September): Monitor and Respond
After each significant monsoon event: check gutters for debris blocking downspouts, look at first-floor windows for mud splash from rain hitting dry soil, and note any areas on stucco developing dark patches after monsoon humidity.
Window cleaning should stay on schedule during summer — monsoon mud that bonds in Arizona's heat becomes significantly harder to remove the longer it sits on glass.
Post-Monsoon (October–November): Full Exterior Reset
October and November are the second most important maintenance window. Monsoon season deposits organic material, mud, and biological spores on every exterior surface.
Priority fall tasks: complete window cleaning, post-monsoon gutter clearing, soft wash stucco and exterior walls, pressure wash driveways and walkways, and roof inspection to assess biological growth that took hold during monsoon moisture.
