What Arizona Monsoon Season Deposits on Your Home
Arizona's monsoon season (June 15–September 30) deposits more exterior soiling in 3 months than many climates see in a full year. Each storm brings dense wet dust that dries into a fine mineral film on every surface, biological growth establishes on any surface that stays damp for 24–48 hours, mud splash from heavy rain dries into driveways and stucco, roofs accumulate organic debris from desert vegetation, and gutters fill with compacted dust and leaves from every storm.
The October–November window after monsoon ends is the most productive cleaning period of the Arizona year. Temperatures are moderate, humidity is low for sealing work, and the soiling load is at its maximum before winter rain begins.
Post-Monsoon Cleaning Priority Order
Priority 1 — Gutters and roof: Clear monsoon debris from gutters and flush downspouts; schedule soft-wash roof cleaning if dark biological streaking is visible. Priority 2 — Windows: Monsoon dust and mud spots on glass are especially visible in October's lower-angle sunlight — de-ionized cleaning restores clarity. Priority 3 — Stucco and perimeter walls: Soft wash to remove dust accumulation and biological growth on north-facing walls. Priority 4 — Driveways and hardscape: Hot-water pressure washing to remove monsoon mud, dust, and organic staining. Priority 5 — Sealer assessment: Check existing sealer by water-bead test — if failed, October is the ideal resealing window before winter.
