Why Pre-Monsoon Preparation Matters
Arizona's monsoon season officially begins June 15, and the first significant storm can arrive any time from mid-June through September. Each monsoon storm delivers 0.5–3+ inches of rain in 30–90 minutes — faster than any drainage system is designed to handle. Homes with clogged gutters, cracked sealers on driveways, or damaged drainage routes experience water intrusion events that cost thousands to address. Pre-monsoon exterior preparation reduces that risk significantly.
The May–early June window is the ideal time for maintenance that needs to be complete before storm season: gutter clearing and flow testing, driveway and paver sealing (needs full cure time before heavy rain), stucco inspection and crack sealing, and drainage clearing.
Pre-Monsoon Exterior Checklist
Gutters and downspouts: Clear all winter/spring debris, flush downspouts, test flow. Blocked gutters during a monsoon cloudburst overflow directly onto fascia, soffit, and foundation — repair costs typically $500–$5,000+. Sealing deadline: Complete any sealing project by June 1. New sealer needs 7–14 days to cure before rain exposure — post-June sealing must wait until after monsoon ends in late September. Stucco inspection: Walk the perimeter and check for cracks, separation at control joints, and areas of peeling paint. Small cracks sealed before monsoon prevent major water infiltration damage. Drainage check: Confirm all downspouts discharge away from foundation and drainage swales are clear.
